What Commercial Carpet Cleaning Actually Covers

Commercial carpet cleaning is not one service bought once a year. It is three levels of work, several methods, and a decision about downtime — and most buildings are only buying one of them.

Ask three facility managers what they buy when they buy commercial carpet cleaning and you will get three different answers. One means an annual deep clean. One means whatever the janitorial contract already includes. One means the phone call made after something spilled. All three are buying a fraction of the service, and the difference shows up in the carpet three years later.

Three levels, not one service

A commercial carpet programme has three levels, and they do different jobs.

Daily maintenance is vacuuming and spot response. It is the cheapest level and the one that matters most, because more than 80 per cent of the soil in a carpet is dry soil — the kind a vacuum can still remove before it is ground into the base of the pile and turned to mud by the first wet clean.

Interim cleaning is appearance work between deep cleans, concentrated where traffic actually is rather than spread evenly across a floor. Low-moisture encapsulation is the usual method because carpet is back in light foot traffic in two to four hours, which is what makes it possible in a building that cannot close.

Restorative cleaning is the deep clean, on a longer cycle judged by soil level rather than by the calendar. Hot-water extraction takes longer to dry and goes correspondingly deeper.

Skip the first and the other two arrive too late to help. Skip the second and the third gets asked to recover a floor that has been declining for a year.

What is in scope beyond the carpet

The work we are asked to do on a commercial property is rarely only broadloom. In practice a commercial engagement covers:

  • Carpet cleaning across corridors, offices, function space and back of house
  • Wool carpet cleaning, which needs its own chemistry and its own moisture control
  • Wool and silk area rugs, which we specialise in
  • Specialty stain removal — the coffee, red dye, rust, gum and grease that do not come out with the cleaning process
  • Upholstery cleaning, in cotton, wool and leather
  • Hard surface cleaning beside the carpet

One contractor across all of it is not a convenience argument. It is a consistency argument: the same crew that knows your building at eleven at night knows which corridor floods, which lift lobby collects sand, and which function room turns over on a Sunday.

The property types this is built for

Commercial carpet work is shaped far more by the building than by the fibre. The properties we are set up for are convention centres, hotels, cruise ships, casinos, high-rise condominiums, office buildings, management companies and yachts. What those have in common is not carpet type — it is that none of them can close.

That constraint decides the method before anyone looks at the pile. A casino floor is cleaned in sections around live play. A hotel corridor is cleaned to a room-turnover schedule. A condominium lobby is cleaned when the fewest residents are moving through it. The carpet is the same problem in each; the window is not.

The number that should be at the top of the proposal

The most useful figure in any commercial carpet discussion is what the carpet would cost to replace. Put that at the top of the programme, because it is the honest measure of what the vacuuming, the matting and the interim cleaning are protecting — and it is usually the moment a maintenance budget stops looking expensive.

Most commercial carpet is replaced years before it wears out. It is replaced because it looks tired, and it looks tired because nobody wrote down what should happen to it and when.
